With 140 homes spanning independent living, assisted living, and memory care, Santa Clarita brings ISF's full connected care infrastructure to one of Southern California's most affluent yet historically underserved senior submarkets.

// THE OPPORTUNITY

Santa Clarita is one of California's wealthiest submarkets, but its senior population has had no purpose built community offering the full continuum of care inside a modern mixed use development. ISF is building it.

The Santa Clarita Valley has one of the highest household income profiles in Los Angeles County, with a senior population that has grown steadily over the past decade as adult children remain in the area and bring their parents closer. Despite that demand, the submarket has been served primarily by aging stand alone facilities and consumer focused communities that lack integrated clinical infrastructure, longitudinal data systems, and the connected care model that families now expect.

ISF identified Santa Clarita as a flagship Southern California opportunity. The community sits inside Sand Canyon Plaza, a master planned mixed use development that brings retail, dining, and daily services into walking distance for residents who want to remain socially active and engaged with the broader community. The location, the demographics, and the absence of a true continuum of care competitor combine to make this one of ISF's most strategically positioned projects to date.

// THE STANDARD

Santa Clarita is the first ISF community designed inside a master planned mixed use development, integrating walkable retail, dining, and daily services with the full clinical depth of a connected care campus.

Sand Canyon Plaza is a master planned community that brings retail, dining, and daily services into walking distance of the senior living campus. For ISF, this is a deliberate design choice. Residents who want to remain socially active and engaged with the broader community can do so without leaving the neighborhood, while families know their loved ones are supported by enterprise grade clinical infrastructure when they need it.

The community will open with ISF's full operating stack, including continuous vital sign monitoring, AI driven posture and gait analysis, automated fall detection with real time care team alerts, sleep quality tracking, and integration with the broader ISAI data platform. On site clinical services include medication management, physical and occupational therapy, speech therapy, podiatry, optometry, dental care, diabetes management, and hospice coordination. Residents and families access the same resident portal deployed across the Ativo and Insight Living portfolio.

Santa Clarita was financed through ISF's $239.68 million tax exempt and taxable bond issuance, structured with JLL Capital Markets, JLL Securities, and HJ Sims, which also funded Ativo Sundance and the acquisition of Ativo Yuma. The community is scheduled to open in 2027.
