Ativo Senior Living of Sundance is ISF's 211,000 square foot ground up development inside the Sundance Active Adult master planned community in Buckeye, Arizona. With 201 units spanning independent living, assisted living, and memory care, Sundance will be the first integrated senior living community in one of the fastest growing submarkets in the Phoenix metro, built from day one around ISF's full connected care infrastructure.

Buckeye is one of the fastest growing cities in America, and its senior population has been waiting for a purpose built community offering integrated independent living, assisted living, and memory care under one roof. The West Valley's residential growth has dramatically outpaced its senior living inventory.

Within an 11 mile radius of the Sundance site, no comparable community offers the full continuum of care alongside modern wellness amenities and connected health infrastructure. Families currently choose between aging in place without clinical support, relocating to communities 30 or more minutes away in central Phoenix, or accepting legacy facilities built for a previous generation of senior care.

ISF identified the opportunity to build the anchor community for an entire submarket, designed from the ground up around its connected care model and positioned to serve the Sundance master planned community and the surrounding Buckeye corridor for decades to come.

// THE STANDARD

Sundance is engineered to be the operating model for ISF's next generation of communities, where connected care infrastructure is part of the building rather than an add on.

Every system that defines the Ativo operating standard is being designed into Sundance from pre construction forward. The community will open with continuous vital sign monitoring, AI driven posture and gait analysis, automated fall detection with real time care team alerts, sleep quality tracking, and integration with ISF's broader ISAI data platform.

Residents and families will have access to the same resident portal deployed across the Ativo and Insight Living portfolio, including activity tracking, billing management, service requests, and direct communication with care teams. On site clinical services will include medication management, physical and occupational therapy, speech therapy, podiatry, optometry, dental care, diabetes management, and hospice coordination.

Floor plans range from studios through two bedroom apartments across all three acuity levels. Sundance was financed through ISF's $239.68 million tax exempt and taxable bond issuance, structured with JLL Capital Markets, JLL Securities, and HJ Sims, which also funded Ativo Santa Clarita and the acquisition of Ativo Yuma. The community is scheduled to open in 2027.
